How Much Does Roof Replacement Cost in Maine?

What's inside a replacement quote
- Tear-off and disposal of existing layers, including dumpster fees
- Decking repair or replacement where sheathing is compromised
- Underlayment and ice-and-water shield at eaves and valleys
- New flashing, drip edge and pipe boots
- Shingles — three-tab versus architectural versus premium lines
- Ventilation upgrades such as ridge and soffit venting
- Labor, staging, permits and warranty
Why quotes differ so much
Two quotes on the same house can differ substantially because they include different scopes. One may assume no decking replacement while another budgets for it. One may include ventilation improvements. One may use a mid-grade shingle and another a premium line with a longer warranty. Compare line items, not just totals.
Questions worth asking every bidder
- How many layers are being removed?
- What's the allowance if bad decking is found?
- Which shingle line and what's the warranty?
- Is ventilation being addressed?
- Is the workmanship warranty separate from the material warranty?
Where rejuvenation fits
