Roof restoration for Maine asphalt roofs
'Restoration' means different things to different companies. Here's exactly what it means with us — and what it can't do.
Our definition
For residential asphalt shingle roofs, we use restoration to describe the combination of cleaning, minor corrective work and a rejuvenation treatment applied to shingles that are aging but structurally sound. It preserves the roof you have. It does not rebuild the roof system.
What restoration includes
- A full condition assessment of shingles, valleys, flashing and visible decking
- Removal of debris and treatment of moss and organic growth
- Protection of siding, landscaping and adjacent surfaces
- Application of a rejuvenation treatment at manufacturer-specified coverage
- Written documentation of what was done and the applicable product warranty
A caution about coatings sold as restoration
Some products marketed as roof restoration are thick elastomeric coatings intended for flat commercial roofs. Applied over residential asphalt shingles, that approach can trap moisture and interfere with how a shingle roof is designed to shed water — and it may void a shingle manufacturer's remaining warranty.
Ask any company exactly what product they intend to apply, how it works, and what the manufacturer warrants. If you can't get a straight answer to those three questions, that's information too.
Roofs that can be restored
- Shingles intact, adhered and lying flat
- Fading, dryness and moderate granule loss
- No active leaks and no structural concerns
- Sound flashing or flashing issues that can be corrected first
Roofs that can't
Widespread cracking, exposed mat, missing shingles, sagging planes, soft decking or active water intrusion all point to replacement instead. If we find those conditions on your roof, we'll tell you and can refer you to a local roofing contractor for repair or replacement.

Maine roofs work hard. Preservation makes sense here specifically because the climate ages the shingle surface faster than it degrades the roof structure — which creates a window where the roof looks finished but isn't. Finding that window is the entire purpose of a free assessment.

What is roof rejuvenation?
Roof rejuvenation is a treatment applied to aging asphalt shingles that are still structurally sound. Asphalt shingles lose flexibility over time as the oils in the asphalt binder dry out and volatilize. A rejuvenation treatment is designed to restore some of that flexibility so qualifying shingles can continue doing their job instead of being torn off prematurely. It is not a repair, a coating, or a substitute for replacing a failed roof.
Does roof rejuvenation really work?
It works on the roofs it's meant for: shingles that are aging and drying out but still intact and well-adhered. It does not work on shingles that are cracked through, missing, saturated, or sitting over compromised decking. That's why we assess first and decline roofs that aren't good candidates — the outcome depends almost entirely on picking the right roof.
Is roof rejuvenation worth it?
It's worth it when it lets you defer a large, unnecessary expense on a roof that still has serviceable shingles. It's not worth it on a roof that's genuinely at the end of its life. The assessment is free specifically so you can answer this question with information rather than a guess.
