An hour on your roof is worth more than any opinion formed from the driveway — including ours.
The assessment is the foundation of everything we do. It's free, it carries no obligation, and its only purpose is to establish the actual condition of your roof so you can make a decision with information rather than guesswork.
What we inspect
- Shingle flexibility — do tabs flex, or crack when lifted?
- Granule coverage and whether the fiberglass mat is exposed anywhere
- Adhesion — are shingles sealed down or lifting?
- Curling, cupping and edge deterioration by roof plane
- Missing, displaced or storm-damaged shingles
- Valleys, flashing, chimneys, skylights and pipe penetrations
- Visible decking condition and any sagging in the roof plane
- Ventilation indicators and evidence of past ice damming
- Moss, lichen and organic growth on shaded planes
How the appointment runs
We confirm a time by phone, arrive within the window, and complete the exterior inspection. Most residential roofs take under an hour. You don't have to be home for the exterior portion — we can review findings with you afterwards by phone or email.
If attic access would help — usually when there's a question about ventilation or past moisture — we'll arrange that in advance.
What you receive
- A plain-language summary of the roof's condition, plane by plane
- A clear qualification decision: does the roof qualify for rejuvenation, and why
- If it qualifies, a written estimate you can compare against any replacement quote
- If it doesn't, an explanation of what we found and a referral to a trusted local roofer
When to book
Spring is the most informative time to assess a roof in Portland & Southern Maine, because winter exposes weaknesses that summer hides. That said, we assess year-round; treatment itself requires dry conditions and appropriate temperatures, so scheduling that step is weather-dependent.
If you've received a replacement quote, get the assessment before you sign anything. That's the single point where it saves the most money.
Assessment questions
Does the assessment cost anything?
No. The roof assessment is free and there is no obligation to move forward with anything afterward.
Do I need to be home?
Not necessarily. We can often complete the exterior assessment without you present, then review the findings with you by phone or email. If attic access is helpful, we'll arrange a time that works.
Will you pressure me into treatment?
No. A meaningful share of the roofs we look at don't qualify, and we say so. Our model depends on being right about which roofs are suitable, not on treating every roof we visit.
How quickly will I hear back?
We aim to respond to every qualification request within one business day and schedule the on-site assessment shortly after, weather permitting.
