The call you make before you replace

Before you replace your roof, see if you can save thousands by rejuvenating it.

Aging asphalt shingle roofs across Portland & Southern Maine often still have years of life left. If yours qualifies, roof rejuvenation costs a fraction of a full replacement and can extend the life you already own — without the tear-off, the mess, or the big price tag. If it doesn't qualify, we'll tell you honestly and point you to a roofer we trust.

The problem

Asphalt shingles don't just get old. They dry out.

Maine roofs live through dozens of freeze/thaw cycles every winter, months of snow cover, strong summer UV and — near the coast — constant salt air. That combination pulls the oils out of asphalt shingles. They stiffen, lose granules and start to curl, often years before the roof deck or structure has any real problem.

Shingles turning dry or brittle

The asphalt binder has lost the oils that keep shingles flexible.

Granules in the gutters

Surface weathering exposes the shingle to more UV, which speeds up aging.

Curling at the tab edges

An early sign of stiffening — mild curling is common on qualifying roofs.

Fading and colour loss

Sun-facing planes usually age years ahead of shaded ones.

Roof approaching replacement age

Age is a signal, not a verdict. Condition decides.

The alternative

What roof rejuvenation actually is

Roof rejuvenation is a treatment applied to asphalt shingles that are aging but still intact. It targets one specific problem — the loss of flexibility as the asphalt dries out — so that shingles which are otherwise doing their job can keep doing it.

It isn't paint, it isn't a sealer that films over your roof, and it isn't a repair. It won't fix a leak, replace a missing shingle or help a roof with a compromised deck. On the right roof, it can extend useful life for a fraction of what replacement costs. On the wrong roof, it's money wasted — which is why we assess before we sell anything.

How it works

Four steps, and you can stop after step two.

The first two steps are free and carry no obligation. Plenty of homeowners go through them, learn where their roof stands, and don't need anything else from us.

  1. 01

    Roof evaluation

We inspect shingle flexibility, granule coverage, adhesion, valleys, flashing and visible deck condition.

  2. 02

    Qualification

You get a written yes or no with the reasoning — not a sales pitch.

  3. 03

    Roof preparation

Debris cleared, moss and organic growth treated, surrounding surfaces protected.

  4. 04

    Rejuvenation treatment

Applied to manufacturer specification, typically in a single visit, weather permitting.

See if you qualify

Your roof may have more life left than you think.

Not every roof is a candidate for rejuvenation, and we don't pretend otherwise. Our goal isn't to rejuvenate every roof in Southern Maine — it's to determine whether rejuvenation makes financial and practical sense for yours.

  • You send a few details about the property and roof age
  • We inspect age and condition — shingle deterioration, missing shingles, leaks, structural problems, granule loss and brittleness
  • If the roof qualifies, you get a written recommendation and estimate
  • If it doesn't, we explain why and recommend the appropriate next step

Cost-savings estimator

Replacement vs. rejuvenation, in rough numbers

Pick the roof size and pitch closest to yours. These are ballpark ranges for Southern Maine — not a quote — but they show why a qualifying roof is worth a closer look before you sign a replacement contract.

Full replacement (typical)
$12,000$18,000
Rejuvenation (if your roof qualifies)
$2,000$4,000
Potential savings
$8,000$16,000

Estimates assume a sound deck and no leak repair. Every roof is different — the only way to get a real number, and to know whether rejuvenation is even an option, is a free assessment.

See If Your Roof QualifiesWhat drives rejuvenation pricing?

Rejuvenation vs. replacement

Two solutions to two different problems.

Replacement isn't a bad outcome — every asphalt roof gets replaced eventually, and a contractor who says yours is finished may be entirely right. The question is whether that's true of your roof today.

Rejuvenation may make sense when

  • Shingles are aging and dry but intact, adhered and lying flat
  • There's no history of leaks or water intrusion
  • Granule loss is moderate, without exposed mat
  • The deck is sound with no sagging or soft spots
  • You want to extend useful life and defer a large expense

Replacement is likely the right call when

  • There are active leaks or interior water damage
  • Shingles are cracked through, hard-curled or missing in sections
  • The fiberglass mat is exposed across meaningful areas
  • Roof planes sag or the decking is soft
  • The roof carries multiple layers or is well past serviceable life

Roof rejuvenation FAQs

What is roof rejuvenation?

Roof rejuvenation is a treatment applied to aging asphalt shingles that are still structurally sound. Asphalt shingles lose flexibility over time as the oils in the asphalt binder dry out and volatilize. A rejuvenation treatment is designed to restore some of that flexibility so qualifying shingles can continue doing their job instead of being torn off prematurely. It is not a repair, a coating, or a substitute for replacing a failed roof.

How much does roof rejuvenation cost in Maine?

Cost depends on roof size, pitch, access and condition, but rejuvenation is typically a fraction of the cost of a full tear-off and replacement on the same home. We provide a written estimate after the assessment so you can compare it directly against any replacement quote you've received. See our roof rejuvenation cost page for how pricing is calculated.

How long does roof rejuvenation last?

Manufacturers of rejuvenation products publish their own service and warranty terms, and treatments are generally intended to be reapplied periodically rather than once forever. We'll walk you through the specific product warranty that applies to your roof before any work is scheduled, so you know exactly what's covered and for how long.

Does roof rejuvenation really work?

It works on the roofs it's meant for: shingles that are aging and drying out but still intact and well-adhered. It does not work on shingles that are cracked through, missing, saturated, or sitting over compromised decking. That's why we assess first and decline roofs that aren't good candidates — the outcome depends almost entirely on picking the right roof.

What roofs qualify for roof rejuvenation?

Generally, asphalt shingle roofs where the shingles remain in place, are still adhered, show no widespread cracking or exposed mat, and where the deck and flashing are sound. Fading, granule loss, mild curling and general dryness are common on qualifying roofs. Active leaks, structural sagging, widespread missing shingles or storm damage usually rule a roof out.

How old can a roof be and still qualify?

Age is a signal, not a verdict. We've seen 12-year-old roofs that don't qualify because of storm damage and 22-year-old roofs that do because they were well ventilated and well maintained. Most roofs we assess fall in the 10-to-22-year range, but the shingle's actual condition decides it.

Is roof rejuvenation cheaper than replacement?

For qualifying roofs, yes — substantially. That's the entire premise of the service. But it's only the cheaper option if the roof genuinely qualifies. Treating a roof that should be replaced just delays the replacement without solving anything, which is why we turn down roofs that aren't suitable.

Can roof rejuvenation fix roof leaks?

No. Rejuvenation is not a leak repair. If your roof is leaking, the source needs to be diagnosed and repaired — that could be flashing, a valley, a penetration, or failed shingles. If we find an active leak during the assessment, we'll tell you and can refer you to a roofing contractor who handles repairs.

Can damaged shingles be rejuvenated?

Damaged shingles need to be replaced, not treated. Rejuvenation addresses the loss of flexibility in shingles that are otherwise intact. Cracked, torn, missing or storm-damaged shingles are a different problem with a different solution.

What happens if my roof doesn't qualify?

We tell you directly, explain exactly what we found, and give you our honest read on what the roof actually needs. If replacement or repair is the right call, we can connect you with trusted local roofing professionals. You are never obligated to use anyone we refer, and the assessment is free either way.

Is roof rejuvenation worth it?

It's worth it when it lets you defer a large, unnecessary expense on a roof that still has serviceable shingles. It's not worth it on a roof that's genuinely at the end of its life. The assessment is free specifically so you can answer this question with information rather than a guess.

How do I know if I need roof replacement?

Common indicators are active leaks, widespread cracked or missing shingles, exposed shingle mat, sagging roof planes, and daylight or moisture visible in the attic. If we see those conditions, we'll tell you replacement is the appropriate path — and we'd rather say that up front than sell you a treatment that won't help.
