Most asphalt roofs in Portland & Southern Maine don't fail all at once. They dry out. What is roof rejuvenation?
Roof rejuvenation is a treatment applied to aging asphalt shingles that are still structurally sound. Asphalt shingles lose flexibility over time as the oils in the asphalt binder dry out and volatilize. A rejuvenation treatment is designed to restore some of that flexibility so qualifying shingles can continue doing their job instead of being torn off prematurely. It is not a repair, a coating, or a substitute for replacing a failed roof.

How long does roof rejuvenation last?
Manufacturers of rejuvenation products publish their own service and warranty terms, and treatments are generally intended to be reapplied periodically rather than once forever. We'll walk you through the specific product warranty that applies to your roof before any work is scheduled, so you know exactly what's covered and for how long.
Does roof rejuvenation really work?
It works on the roofs it's meant for: shingles that are aging and drying out but still intact and well-adhered. It does not work on shingles that are cracked through, missing, saturated, or sitting over compromised decking. That's why we assess first and decline roofs that aren't good candidates — the outcome depends almost entirely on picking the right roof.
What roofs qualify for roof rejuvenation?
Generally, asphalt shingle roofs where the shingles remain in place, are still adhered, show no widespread cracking or exposed mat, and where the deck and flashing are sound. Fading, granule loss, mild curling and general dryness are common on qualifying roofs. Active leaks, structural sagging, widespread missing shingles or storm damage usually rule a roof out.
How old can a roof be and still qualify?
Age is a signal, not a verdict. We've seen 12-year-old roofs that don't qualify because of storm damage and 22-year-old roofs that do because they were well ventilated and well maintained. Most roofs we assess fall in the 10-to-22-year range, but the shingle's actual condition decides it.
