What is roof rejuvenation?

Roof rejuvenation is a treatment applied to aging asphalt shingles that are still structurally sound. Asphalt shingles lose flexibility over time as the oils in the asphalt binder dry out and volatilize. A rejuvenation treatment is designed to restore some of that flexibility so qualifying shingles can continue doing their job instead of being torn off prematurely. It is not a repair, a coating, or a substitute for replacing a failed roof.

How much does roof rejuvenation cost in Maine?

Cost depends on roof size, pitch, access and condition, but rejuvenation is typically a fraction of the cost of a full tear-off and replacement on the same home. How long does roof rejuvenation last?

Manufacturers of rejuvenation products publish their own service and warranty terms, and treatments are generally intended to be reapplied periodically rather than once forever. We'll walk you through the specific product warranty that applies to your roof before any work is scheduled, so you know exactly what's covered and for how long.

Does roof rejuvenation really work?

It works on the roofs it's meant for: shingles that are aging and drying out but still intact and well-adhered. It does not work on shingles that are cracked through, missing, saturated, or sitting over compromised decking. That's why we assess first and decline roofs that aren't good candidates — the outcome depends almost entirely on picking the right roof.

What roofs qualify for roof rejuvenation?

Generally, asphalt shingle roofs where the shingles remain in place, are still adhered, show no widespread cracking or exposed mat, and where the deck and flashing are sound. Fading, granule loss, mild curling and general dryness are common on qualifying roofs. Active leaks, structural sagging, widespread missing shingles or storm damage usually rule a roof out.

How old can a roof be and still qualify?

Age is a signal, not a verdict. We've seen 12-year-old roofs that don't qualify because of storm damage and 22-year-old roofs that do because they were well ventilated and well maintained. Most roofs we assess fall in the 10-to-22-year range, but the shingle's actual condition decides it.

Is roof rejuvenation cheaper than replacement?

For qualifying roofs, yes — substantially. That's the entire premise of the service. But it's only the cheaper option if the roof genuinely qualifies. Treating a roof that should be replaced just delays the replacement without solving anything, which is why we turn down roofs that aren't suitable.

Can roof rejuvenation fix roof leaks?

No. Rejuvenation is not a leak repair. If your roof is leaking, the source needs to be diagnosed and repaired — that could be flashing, a valley, a penetration, or failed shingles. If we find an active leak during the assessment, we'll tell you and can refer you to a roofing contractor who handles repairs.

Can damaged shingles be rejuvenated?

Damaged shingles need to be replaced, not treated. Rejuvenation addresses the loss of flexibility in shingles that are otherwise intact. Cracked, torn, missing or storm-damaged shingles are a different problem with a different solution.

What happens if my roof doesn't qualify?

We tell you directly, explain exactly what we found, and give you our honest read on what the roof actually needs. If replacement or repair is the right call, we can connect you with trusted local roofing professionals. You are never obligated to use anyone we refer, and the assessment is free either way.

Is roof rejuvenation worth it?

It's worth it when it lets you defer a large, unnecessary expense on a roof that still has serviceable shingles. It's not worth it on a roof that's genuinely at the end of its life. The assessment is free specifically so you can answer this question with information rather than a guess.

How do I know if I need roof replacement?

Common indicators are active leaks, widespread cracked or missing shingles, exposed shingle mat, sagging roof planes, and daylight or moisture visible in the attic. If we see those conditions, we'll tell you replacement is the appropriate path — and we'd rather say that up front than sell you a treatment that won't help.

Does the assessment cost anything?

No. The roof assessment is free and there is no obligation to move forward with anything afterward.

Do I need to be home?

Not necessarily. We can often complete the exterior assessment without you present, then review the findings with you by phone or email. If attic access is helpful, we'll arrange a time that works.

Will you pressure me into treatment?

No. A meaningful share of the roofs we look at don't qualify, and we say so. Our model depends on being right about which roofs are suitable, not on treating every roof we visit.

How quickly will I hear back?

We aim to respond to every qualification request within one business day and schedule the on-site assessment shortly after, weather permitting.
