What if your roof doesn't qualify?

A meaningful share of the roofs we assess don't qualify. Saying so is the job — and you're not left without a next step.

Why roofs get declined

  • Active leaks or evidence of water intrusion into the structure
  • Shingles cracked through, hard-curled or crumbling when handled
  • Fiberglass mat exposed across meaningful areas of a plane
  • Widespread missing or displaced shingles
  • Sagging roof planes or soft, deteriorated decking
  • Multiple shingle layers
  • Storm damage that belongs in an insurance claim
  • A roof simply too far past its serviceable life

What you get instead

You still receive the full written assessment: what we found, plane by plane, with the reasoning behind the decision. That document is useful on its own — it gives you an independent read on your roof's condition before you commission expensive work, and it costs you nothing.

When replacement or repair is the right answer, we can connect you with local Southern Maine roofing professionals we trust to do careful work and quote fairly. You're never obligated to use anyone we suggest, and we'd encourage you to get more than one quote regardless.

If it's borderline

Some roofs sit close to the line. When that happens we say so rather than rounding in our own favour, and we'll explain what would need to change — a repair completed first, for example, or simply reassessing next season.

Occasionally the practical recommendation is to do nothing at all for now. That's a legitimate outcome, and we'll tell you when we think it's the right one.

Why we work this way

Treating a roof that can't benefit produces an unhappy homeowner, a bad review and a roof that still needs replacing. There's no version of that outcome that helps us. Declining the work is simply the sustainable way to run this business.

How do I know if I need roof replacement?

Common indicators are active leaks, widespread cracked or missing shingles, exposed shingle mat, sagging roof planes, and daylight or moisture visible in the attic. If we see those conditions, we'll tell you replacement is the appropriate path — and we'd rather say that up front than sell you a treatment that won't help.

How old can a roof be and still qualify?

Age is a signal, not a verdict. We've seen 12-year-old roofs that don't qualify because of storm damage and 22-year-old roofs that do because they were well ventilated and well maintained. Most roofs we assess fall in the 10-to-22-year range, but the shingle's actual condition decides it.
