Can You Restore an Old Asphalt Roof?
Sometimes, yes — and sometimes the honest answer is no. The distinction is specific, and it's worth understanding before you spend money either way.
What 'restoration' means for asphalt shingles
For asphalt roofs, restoration generally means treating existing shingles to address weathering and loss of flexibility, along with cleaning and minor corrective work. It does not mean rebuilding the roof system or replacing failed components.
Roofs that can typically be restored
- Shingles intact, adhered and lying flat
- Weathering limited to fading, drying and moderate granule loss
- Sound decking and functioning flashing
- No active leaks
Roofs that cannot
- Widespread cracking, tearing or missing shingles
- Exposed mat across significant areas
- Sagging planes or deteriorated decking
- Existing water intrusion or interior damage
Be cautious of coatings marketed as restoration
Some products sold as roof restoration are heavy coatings that seal a shingle roof under a film. On residential asphalt shingles, that approach can trap moisture and interfere with how the roof is designed to shed water. Ask specifically what's being applied, how it works, and what the manufacturer warrants.
