Signs your roof may qualify

None of this replaces an assessment, but it will tell you whether one is worth booking. Stay on the ground — use binoculars, not a ladder.

1. The roof is roughly 8–18 years old

This is the range where asphalt has commonly dried out while the shingle is still intact. Younger roofs usually don't need treatment yet; much older ones have often crossed into mechanical failure.

2. Colour has faded, especially on the sunniest plane

Compare the south- and west-facing planes against a north-facing one. A clear difference indicates UV weathering — which is exactly what rejuvenation addresses.

3. You're finding granules, but not heaps of them

Some granules in the gutters after a storm is normal ageing. Steady accumulation with visibly bare patches on the roof is a different story and often points to replacement.

4. Mild curling at tab edges

Slight lifting at the corners is an early stiffening sign and often still within range. Shingles that have hard-curled into a cup shape usually are not.

5. No leaks, ever

Check ceilings and attic sheathing for staining. A roof with no history of water intrusion is a far better candidate than one that has leaked, even if the leak was repaired.

6. Roof planes are straight

Sight along the ridge and down each plane from the ground. Waviness, dips or sagging suggest a decking or framing issue that rejuvenation cannot address.

7. Shingles are all present and lying flat

Scan for gaps, displaced tabs and lifted edges — particularly after a windy winter. Isolated missing shingles can often be repaired first; widespread loss points to replacement.

Red flags that rule rejuvenation out

  • Active leaks or interior water staining
  • Black fiberglass mat visible through the granules
  • Shingles that crack or crumble when handled
  • Sagging roof planes or soft decking
  • Two or more layers of shingles
  • Recent storm damage with an open insurance claim

Does the assessment cost anything?

No. The roof assessment is free and there is no obligation to move forward with anything afterward.

Do I need to be home?

Not necessarily. We can often complete the exterior assessment without you present, then review the findings with you by phone or email. If attic access is helpful, we'll arrange a time that works.

Will you pressure me into treatment?

No. A meaningful share of the roofs we look at don't qualify, and we say so. Our model depends on being right about which roofs are suitable, not on treating every roof we visit.

How quickly will I hear back?

We aim to respond to every qualification request within one business day and schedule the on-site assessment shortly after, weather permitting.
