Questions to Ask Before Replacing Your Roof
A roof replacement is one of the larger expenses a homeowner takes on. These are the questions worth asking before you sign.
About your roof's condition
- What specifically is failing — shingles, flashing, decking, ventilation?
- Are there photos of the problem areas?
- Is the issue widespread or localized to certain planes?
- Is there any active water intrusion?
- Would a targeted repair address it instead?
About the quote
- How many existing layers are being removed?
- What happens — and what does it cost — if bad decking is found?
- Which shingle line, and what warranty comes with it?
- Is attic ventilation being evaluated and addressed?
- Is there a separate workmanship warranty, and for how long?
About the alternatives
- Is my roof at the end of its life, or just weathered?
- Has anyone assessed whether the shingles still have serviceable life?
