When Is a Roof Too Old for Rejuvenation?
Homeowners want a number. The truthful answer is that condition, not age, sets the boundary — but there are clear markers for when that boundary has been crossed.
The condition thresholds that end the conversation
- Shingles crack or crumble when gently flexed
- The fiberglass mat is visible across meaningful portions of the roof
- Tabs are hard-curled and no longer lie down
- Multiple shingles are missing or displaced
- There's an active leak or evidence of prior water intrusion
- The deck is soft or the roof plane visibly sags
Where age comes in
Age correlates with those conditions but doesn't determine them. A poorly ventilated 14-year-old roof on a south-facing slope can be finished; a well-ventilated 22-year-old roof under partial shade may still be sound. We inspect the shingles rather than the install date.
Multiple layers
Roofs with two or more shingle layers add weight, trap heat and hide the condition of what's underneath. They're generally poor candidates and typically need to be taken down to the deck when the time comes.
