Rated lifespan is a laboratory number
Manufacturer ratings describe performance under controlled conditions with proper installation and adequate ventilation. They aren't a promise about a specific roof on a specific house in Cumberland or York County.
What shortens roof life here
- Freeze/thaw cycling — Southern Maine crosses freezing repeatedly all winter, flexing shingles as they expand and contract
- Snow retention — prolonged snow cover keeps shingles wet and supports ice dam formation at eaves
- UV exposure — south and west-facing planes dry out years ahead of shaded planes
- Salt air — coastal exposure accelerates surface weathering
- Poor attic ventilation — heat buildup cooks shingles from below and is one of the largest controllable factors
Why two identical roofs age differently
We routinely inspect roofs of the same age on the same street in wildly different condition. Ventilation, tree cover, orientation and installation quality account for most of that variance. This is exactly why a condition assessment beats a calendar calculation.
