Does homeowners insurance cover roof rejuvenation?
Short answer
Usually not. Homeowners policies pay for sudden, accidental damage such as wind or hail, while age-related wear and preventive maintenance are excluded. Rejuvenation is preventive maintenance, so it's typically paid out of pocket — though keeping a roof in good condition can help you avoid coverage problems later.
Why insurers separate damage from wear
Every homeowners policy draws a line between a peril event and deterioration. A tree limb through the roof is a claim. Shingles that dried out over eighteen Maine winters are maintenance. Insurers are increasingly strict about that line, and some carriers now inspect roofs at renewal.
