How much does roof rejuvenation cost?
Short answer
Rejuvenation is priced per square foot of roof area, adjusted for pitch, complexity, access and any cleaning the roof needs first. On most Southern Maine homes it lands at a small fraction of what a tear-off and replacement on the same roof would cost, and you should always get the number in writing after an assessment.
What moves the price
- Roof area, measured in squares of 100 square feet
- Pitch — steeper slopes need more staging and safety setup
- Complexity — dormers, valleys, chimneys and skylights add labor
- Access — tight lots, tall walls and landscaping affect setup
- Preparation — moss, algae or debris must be cleaned off first
Why it costs less than replacement
Replacement means tearing off and disposing of every shingle, inspecting and repairing decking, installing underlayment and ice-and-water shield, new flashing and new shingles, plus dumpsters and disposal. Rejuvenation keeps your existing shingles in place and is usually a single-visit job with no waste stream. The cost gap is structural, not a discount.
Be wary of a phone quote
Any firm price given before someone has looked at your roof is a guess, and guesses on this service tend to be optimistic until the crew arrives. Get an assessment, get a written scope that names the product and warranty, and compare it directly against the replacement quote on your kitchen table.
