Will insurance pay for my roof replacement?
Short answer
Insurance pays when a covered peril — wind, hail, a fallen limb — causes sudden damage, and it doesn't pay for age-related wear. Roof age also matters: many carriers shift older roofs to actual cash value, meaning depreciation comes out of the payout.
Covered vs. excluded
- Covered: wind, hail, falling objects, fire, sudden accidental damage
- Excluded: normal wear, granule loss with age, deferred maintenance
- Often disputed: leaks where age and storm damage both contributed
Replacement cost vs. actual cash value
A replacement cost policy pays what it takes to replace the roof. An actual cash value policy subtracts depreciation for the years the roof has already served, which on an eighteen-year-old roof can be most of the claim. Check which one you have before you need it.
If you suspect storm damage
Document it with dated photos, report it within your policy's window, and get an inspection from a roofer who handles claims. Rejuvenation isn't the remedy for storm damage, and we'll say so if that's what we find.
