What are the signs I need a new roof?
Short answer
The real signals are interior water staining, daylight or wet sheathing in the attic, sagging rooflines, shingles cracked through to the mat across slopes, and repeated leaks. Granule loss, fading and mild curling are aging signals — worth an assessment, not automatically a replacement.
Signals that point to replacement
- Water stains on ceilings or walls after normal rain
- Daylight through the roof deck, or damp sheathing in the attic
- A ridge or plane that dips or waves
- Exposed black mat over large areas
- Shingles that crumble when handled
Signals that often don't
- Granules in the gutters after a heavy rain
- Color fading, especially on southern exposures
- Green or black streaking on shaded slopes
- A single lifted or missing tab after a windstorm
How to settle it
Get a written assessment from someone whose business isn't only selling replacements. We inspect, document what we find, and tell you which category your roof is in — including when the answer is that you need a roofer, not us.
