How do I know if my roof is too old for rejuvenation?
Short answer
Condition decides, not age. A roof is too old when the shingle mat is exposed or brittle, tabs crack when flexed, adhesion has failed across slopes, or the deck is compromised. We regularly qualify 20-year-old roofs and decline 12-year-old ones.
The disqualifying conditions
- Black fiberglass mat visible through worn granule surfaces
- Shingles that crack rather than bend when lifted
- Widespread loss of adhesion — tabs lifting in wind
- Active leaks, interior stains, or soft or sagging decking
- Two or more layers of shingles on the roof
What you can check yourself
From the ground with binoculars, look for missing tabs, dark patches where granules are gone, curled edges and daylight-visible sagging along the ridge or between rafters. In the attic on a bright day, look for daylight, staining on the sheathing, and damp insulation. None of that is definitive, but it tells you which conversation to have.
