What's the difference between roof rejuvenation and a roof coating?
Short answer
A rejuvenation treatment is absorbed into the shingle to restore flexibility to the asphalt. A coating is a film-forming product that sits on the surface, and it's designed for flat, metal and commercial roofs. Coating a residential shingle roof can trap moisture and is not a substitute for rejuvenation or replacement.
Two different mechanisms
Rejuvenation targets the cause of shingle aging: the loss of oils in the asphalt binder. It works from the inside of the shingle. A coating targets the surface, adding a waterproof or reflective membrane that changes how the roof looks and how water leaves it.
Why coating a shingle roof is risky
- Asphalt shingle systems are designed to breathe and shed water in layers
- A surface film can trap moisture between the coating and the shingle
- Coatings can obscure damage that an inspection would otherwise find
- Some shingle manufacturers treat coatings as a warranty violation
Which one your roof needs
If you have asphalt shingles on a pitched residential roof in Maine, coatings are almost never the answer. Rejuvenation is worth exploring if the shingles are aging but intact. If they aren't, the answer is repair or replacement, and no product applied to the surface changes that.
