How often should I have my roof inspected?
Short answer
Once a year is a reasonable baseline, plus after any significant wind or ice event. In Maine the highest-value inspection is in the fall, before snow, when there's still time to fix flashing and clear gutters ahead of ice dam season.
A workable schedule
- Annual professional or careful ground-level inspection
- Fall: gutters cleared, flashing checked, attic ventilation confirmed
- Spring: check for winter damage, ice dam evidence and lifted shingles
- After any storm with sustained high wind or hail
What an inspection should cover
Shingle condition and flexibility, adhesion, flashing at every penetration, valley condition, the ridge, gutter and drip edge condition, plus an attic look at ventilation and sheathing. A report that only says 'roof needs replacing' isn't an inspection.
