How much does roof repair cost?

Short answer

Small repairs — a pipe boot, a few blown-off shingles, resealing a flashing joint — are usually a few hundred dollars. Chimney flashing rebuilds, valley work and decking repairs run into the low thousands. The judgment call is whether you're repairing a sound roof or patching a failing one.

Common repairs, roughly ordered by cost

  • Cracked or shrunken pipe boots
  • Wind-lifted or missing shingles on one slope
  • Sealant and counter-flashing at a chimney
  • Valley repairs where water concentrates
  • Sheathing replacement where the deck has gone soft

When repair is the right money

A localized failure on an otherwise sound roof is worth fixing, full stop. Water finds one weakness and ruins insulation and ceilings from there, and the repair is a fraction of that damage.

When it isn't

Once you're on the third patch in two seasons and the shingles crack as soon as they're lifted, repairs stop buying anything. At that point the honest options are replacement or, if the shingles are still intact enough, a rejuvenation assessment to see whether the roof has real life left.
